We translate your site's grade, orientation, and HOA constraints into a fully dimensioned design — hardscape materials, pool and spa geometry, shade structures, and landscape zones — before a single bid goes out. Every plan includes precise material quantities and costs, so you can hand it directly to your licensed contractors for accurate, apples-to-apples pricing and know when a bid is out of line.
3D Backyard Renderings
Using SketchUp and photoreal rendering, we produce day and night walkthroughs of your proposed outdoor space — accurate materials, planting, water features, and lighting — so decisions are made on-screen, not after the concrete is poured.
Owner's Rep & Project Management
As your owner's representative, we review bids, translate design intent for your contractors, track progress against the plan, and flag deviations before they become costly change orders. We do not perform construction — we protect it, on your behalf, as an independent advocate.
Contractor Bid Review
Upload a contractor's bid and get back a written review within 1-2 business days: whether the pricing lines up with market rates, what scope gaps or vague line items to watch for, red flags worth raising, and specific questions to ask before you sign. If we don't find anything actionable, you get a full refund. Since we're never paid by the contractors we review, the read is entirely in your corner. Do you actually build the pool or hardscape, or just design it?
We're a design-only, owner's-representative practice — we never perform construction ourselves. We create the plans and photorealistic 3D renderings, then oversee your project through construction as your independent advocate. How does the 3D rendering process work?

What does an "owner's representative" actually do, and why would I need one?
As your owner's rep, we review contractor bids and specifications against the approved design, track construction progress, and catch inconsistencies before they turn into costly change orders. Because we're never paid by the contractors we oversee, our recommendations serve only your project and your budget — not theirs.
How do I know I'm not being overcharged by my contractor?
Every design we produce includes precise material take-offs — accurate quantities and costs for the actual project — so you have a real, independent baseline to compare contractor bids against, rather than just trusting a number a contractor hands you.
