Do you actually build the pool or hardscape, or just design it?
We're a design-only, owner's-representative practice — we never perform construction ourselves. We create the plans and photorealistic 3D renderings, then oversee your project through construction as your independent advocate. All physical work is completed by your own licensed, insured Nevada contractor.
How does the 3D rendering process work?
After an initial consultation about your goals, budget, and site, we produce a fully dimensioned design and photorealistic renderings of your pool, hardscape, and landscape — so you can see and approve materials, lighting, and layout on-screen before any contractor breaks ground.
What does an "owner's representative" actually do, and why would I need one?
As your owner's rep, we review contractor bids and specifications against the approved design, track construction progress, and catch inconsistencies before they turn into costly change orders. Because we're never paid by the contractors we oversee, our recommendations serve only your project and your budget — not theirs.
How do I know I'm not being overcharged by my contractor?
Every design we produce includes precise material take-offs — accurate quantities and costs for the actual project — so you have a real, independent baseline to compare contractor bids against, rather than just trusting a number a contractor hands you.
What areas do you serve, and what's a typical project budget?
We serve the greater Las Vegas Valley — reach out for a consultation regardless of which neighborhood your project is in. Most of the projects we design for fall between $50,000 and $300,000+ in total construction investment, though we're happy to talk through smaller or larger scopes too.
What does Summerlin South's HOA require for a new pool?
Per Summerlin South's published Design Guidelines, a pool's water's edge must stay at least three (3) feet from all property lines, and pool construction access isn't permitted through Association common walls. Typical Improvement Request submittals take about 10-15 business days to process. We design to these standards and prepare submittal-ready plans so approval isn't the bottleneck.
